BHL Board Meeting Minutes
February 8, 2010 7:00 pm.
The meeting was held at BHL clubhouse. Board members attending were President Don Bisges, Vice President Nancy Ciervo, Treasurer Brian Monson and Secretary Nancy O’Reilly. Also attending were AIO representatives Denise Hindes.
- The minutes of the previous board meeting were approved.
- Old Business
- The board is waiting for Dreamscapes to finish the walking paths, and they are withholding $5,000 until they are complete.
- The board is waiting for U.S. Playstructures to install the new basketball backboard.
- The board discussed the merits of the swim team. Currently only 30% of the members are neighborhood children. Was it worth having one? In the past, there have been problems with parking and people running over sprinkler heads. In addition, the teams practice during morning hours when residents would like to swim, and they close down the pool during swim meets. Also, the board does not like for the concessions to be at the Clubhouse. There was some damage done to the floors and the kitchen cabinets after a meet last year. The board wondered if the dues should increase too, and they would like to discuss this with Mary Kalafut, swim team director. President Don Bisges will schedule a meeting with Mary to discuss swim team issues ASAP.
- The board is still deciding on what kind of shingle to use on the new Clubhouse roof. AIO Representative Denise Hindes will ask Scott Edwards from Krugman Roofing to throw some samples onto the roof.
- New Business
- Vice President Nancy Ciervo presented some trash pickup quotes. Republic offered $39 a quarter and Waste Industries offered $34 with recycling. She will also get a quote from Trash Taxi.
- AIO Representative Denise Hindes said that the Covenants would have to be amended to include a one company trash pickup clause. The board would have to send a notice to each homeowner alerting them to the change. The change should be discussed at a meeting, and then a ballot sent. 2/3 of the neighborhood or 133 households would need to approve the change.
- AIO Denise Hindes also recommends that the board adopt the Property Owners’ Association Act or POA. . It would improve the associations’ power. The board would have an easier ability to collect dues, file liens and fine homeowners. In essence, money would follow the property and not the homeowner. To submit to the POA, the association must follow the specific amendment process set forth in its declaration of Covenants. 2/3 of the neighborhood would have to approve this change.
- The board voted to cancel the Casino Night party this year in order to save money, and they decided to hold off on installing more cameras.
- ACC Issues/Approvals
- Three families have liens on their homes, and a suit was filed to collect past dues on one homeowner.
- The board agreed to meet on Monday, March 8 at 7:00
